A modern boiler is often an electro mechanical appliance that has several moving parts and components of the system that can breakdown when you least expect. Following is information on general checks that should be carried out on a boiler as part of a maintenance schedule.

Something to note, in Europe boilers may not be maintained on a annual basis, but rather on numbers of hours used, similar to cars or based on a time schedule ie Annual or Biennially (every two years). In the uk, we work on an annual maintenance schedule. Many manufacturers also invalidate extended warranties if the boiler is not serviced on an annual basis.

Combustion Performance Analysis / Emissions Testing and Boiler Service

Most modern boilers require checking their combustion ratios using a flue gas analyser(FGA). Many older non-condensing boilers also can be checked using a FGA. Some older boilers in which you cannot measure the combustion performance, will require full strip down and servicing. Following are the ratios upon which trigger actions happen:

CO/ CO2 Ratio levels (Carbon Monoxide PPM divided by Carbon Dioxide PPM)

Example calculation:

Data CO 10PPM, CO2 9.0%
Convert C02 to PPM; 9.0 X 10000 = 90000PPM
Ratio = 10/(90000) = 0.0001

Other information:

There are other checks that are important that should be carried out by engineers. Checking the water quality of the heating system is crucial for a long lasting system. Making sure correct levels of inhibitor / protector will make sure the system does not corrode internally and cause premature breakdown of parts. Checking other parts of the system can give indication of problems that may be caused by the boiler or to the boiler.
